While much of the hard work happens behind the scenes, understanding the closing process can help reduce stress and ensure everything goes as smoothly as possible.

What Happens After an Offer Is Accepted?

Once both the buyer and seller have signed the purchase agreement, the home officially goes under contract. From there, several important steps take place before ownership can transfer.

1. Earnest Money Deposit

The buyer submits their earnest money deposit to the title company. This demonstrates their commitment to purchasing the home and is typically applied toward their closing costs or down payment at closing.

2. Home Inspections

The buyer schedules any desired inspections, such as:

  • General home inspection
  • Sewer scope
  • Radon testing
  • Well or septic inspections (if applicable)
  • Pest inspections

If any concerns arise, the buyer and seller may negotiate repairs or credits before moving forward.

3. Appraisal

If the buyer is financing the purchase, the lender orders an appraisal to confirm the home's value supports the loan amount.

If the appraisal comes in at or above the purchase price, the transaction continues as planned. If it comes in lower, additional negotiations may be necessary.

4. Loan Approval

The lender works closely with the buyer to finalize underwriting by verifying:

  • Income
  • Employment
  • Assets
  • Credit
  • Insurance

Responding quickly to lender requests helps keep the transaction on schedule.

5. Title Work

The title company researches the property's history to ensure there are no ownership issues, liens, or legal concerns that could delay closing.

They also prepare the final settlement statement detailing all financial aspects of the transaction.

What Sellers Should Expect

While the buyer is completing inspections and securing financing, sellers should:

  • Complete any agreed-upon repairs
  • Prepare for moving
  • Coordinate utility transfers
  • Review settlement documents
  • Stay in communication with their real estate agent

As closing approaches, sellers will also receive information regarding the amount they'll receive after all expenses have been paid.

Final Walk-Through

Typically within 24 hours of closing, the buyer completes a final walk-through of the home to confirm:

  • Agreed-upon repairs have been completed.
  • The property is in the expected condition.
  • Included items remain with the home.

This is the buyer's final opportunity to verify everything before signing.

Closing Day

Closing day is when all documents are officially signed.

Both parties will:

  • Sign final paperwork
  • Verify identification
  • Review closing documents
  • Complete any final financial transfers

Once the lender funds the loan and the deed is recorded with the county, the transaction becomes official.

How Long Does Closing Take?

Most Idaho real estate transactions close within 30–45 days, although cash purchases may close much sooner.
