The biggest story in this week's Treasure Valley housing market is the growing gap between available inventory and pending sales.

Active listings increased by 137 homes, from 3,760 to 3,897, while pending sales declined from 342 to 302. The pending rate also fell from 9.10% to 7.75%.

At the same time, 553 listings experienced price reductions, up from 491 during our comparison period.

Buyers have choices right now.

For sellers, that means simply putting a home on the market isn't enough. Price, condition, presentation, marketing, and overall value all need to work together to attract today's more selective buyer.

Inventory is now approaching 3,900 active homes across Ada and Canyon Counties, giving buyers searching in Boise, Meridian, Eagle, Star, Kuna, Nampa, Caldwell, and surrounding communities plenty of options.
